You provide: written access authorization from someone with authority over the property, written photo permission, a list of areas to document, a site contact, 48 hrs notice. I record only what was visibly present at a point in time — no diagnosis, causes, workmanship evaluation, completion certification, vendor supervision, fault assignment, or engineering, code, safety or compliance opinions. No insurance claim work, no observing individuals, no occupied units, no audio, no roofs or ladders.

Not a hundred unlabeled photos in a text thread. Fourteen years in multifamily operations means I know what matters on a site walk and how executives want information presented. CAM, CAPS and CALP credentialed, identity verified, and bilingual in English and Spanish, which matters on South Florida sites. Typical assignments: documenting a property before a purchase or handover, recurring visibility on an asset you own from out of state, photographing visible vendor or project activity, attending a meeting on your behalf and reporting back, confirming a location or address is what it claims to be, and retrieving documents. Scope: I document what was visibly present at a specific point in time. I do not perform property inspections, diagnose conditions, determine causes, evaluate workmanship, certify completion, supervise vendors, assign fault, investigate people, or provide engineering, architectural, legal, code, safety or compliance opinions. Written access authorization and photography permission are required before any visit. Coverage: Miami-Dade, Broward and southern Palm Beach counties. One-time assignments and recurring schedules.
