Includes: up to 60 min on site; 60-100 labeled, time-stamped photos organized by area; your checklist completed; a one-page factual summary; retrieval of up to 3 documents. Delivered in one folder by 6 PM ET next business day. Travel: 15 miles included; beyond that, $2.50/mile round trip, approved first. Same-day +$150. Weekend/after-hours +$100. You provide: written access authorization from someone with authority over the property, photo permission, a list of areas to document, a site contact, 48 hrs notice. Documentation, not inspection. I record only what was visibly present at a point in time - no diagnosis, causes, workmanship evaluation, completion certification, vendor supervision, fault assignment, or engineering, code, safety or compliance opinions. No insurance claim work, no observing individuals, no occupied units, no audio, no roofs or ladders.

Includes: up to 2.5 hrs on site; 150-250 labeled, time-stamped photos by area or item; your list returned noting what was visibly present and what was not observed; a two-page summary; notes from one on-site meeting; Spanish/English interpretation. Delivered in one folder by 6 PM ET next business day. Travel: 25 miles included; beyond that, $2.50/mile round trip, approved first. Same-day +$150. Weekend/after-hours +$100. You provide: written access authorization, photo permission, your item list, site and vendor contacts, 72 hrs notice. I photograph what was visible. I do not confirm work was performed or completed, evaluate quality, approve or reject work, certify milestones, release payment, or supervise vendors. “Not observed” means I did not see it that day. No claim work, no observing individuals, no audio, no roofs or ladders.
Typical assignments: documenting a property before a purchase or handover, recurring visibility on an asset you own from out of state, photographing visible vendor or project activity, attending a meeting on your behalf and reporting back, confirming a location or address is what it claims to be, and retrieving documents. CAM, CAPS and CALP credentialed. Identity verified. Bilingual in English and Spanish, which matters on South Florida sites. I answer messages quickly and confirm scope in writing before anything is booked. Scope: I document what was visibly present at a specific point in time. I do not perform property inspections, diagnose conditions, determine causes, evaluate workmanship, certify completion, supervise vendors, assign fault, investigate people, or provide engineering, architectural, legal, code, safety or compliance opinions. Written access authorization and photography permission are required before any visit. Coverage: Miami-Dade, Broward and southern Palm Beach counties. One-time assignments and recurring schedules. Two-hour minimum on hourly work.
